Authorization for Home Inspection Services

Please read the Inspection Authorization contract and sign below. Your electronic signature will be your acceptance of the home inspection agreement between the inspector and you.

Scope of the Inspection

The company will conduct a STANDARD VISUAL INSPECTION* of the readily accessible, visible, and pertinent, major elements existing at the listed Inspection Address. The inspection will be conducted for the sole and exclusive use of the Customer and performed according to The American Society of Home Inspectors (ASHI) Standards of Practice; a copy is available upon request. The inspector will report and offer opinions regarding the major components that are readily apparent during the time allotted for the inspection (approximately 3 hours for an average house). Due to the complexity of a home’s various components and systems, the amount of time allowed for a STANDARD VISUAL INSPECTION*, and the hundreds of value judgments made by the inspector, the Company does not provide any guarantee regarding the Inspector’s opinions or findings. A STANDARD VISUAL INSPECTION* report will be written and include the following:
Exterior - Structural Elements - Roof - Attic - Heating and Air Conditioning – Plumbing - Electrical – Garages - Interior – Foundation - Kitchen – Bathroom - Major built-in Appliances

The Report

The inspector will write a report according to the State of Florida requirements that is a summation of conditions noted at the time of the inspection. Reports are delivered via email within 24 hours of the inspection.

Additional Home Inspection Services

The following services are available in addition to the STANDARD VISUAL INSPECTION*. Any additional services provided by the company are performed under terms and conditions stated in this Inspection Authorization.

Technically Exhaustive Inspection

A TECHNICALLY EXHAUSTIVE INSPECTION versus the STANDARD VISUAL INSPECTION*, as listed above, is also available upon request. A TECHNICALLY EXHAUSTIVE INSPECTION will enlist the services of trade professionals, can take up to 8 hours, and requires the homeowner’s approval in writing. Please allow 2 weeks for delivery of the report. Minimum fee starts at $2,500.00. Call for more information.

Company Liability

The inspector, the Company, and its employee’s liability for any post inspection claim is limited to one year and to the amount of the fee paid by the customer for the inspection. The inspection and the report are not a warranty or guarantee, we cannot eliminate all your risk in purchasing.

Fee

Fee is due at the time of the physical inspection. Failure to pay until after the physical inspection has been completed may delay delivery of the report. The Fee is for the inspector’s opinion.

Inspection Limitations

A home inspection should not be considered an insurance policy. Latent and concealed defects are excluded from the inspection. Components, equipment, and systems will not be dismantled nor are personal items moved. The report is not a compliance inspection or certification for past or present codes or regulations. The inspection and report do not address the possible presence of or danger from any potentially harmful substances and environmental hazards including but not limited to; radon gas, lead paint, asbestos, urea formaldehyde, toxic or flammable chemicals, molds, corrosive drywall, and water or airborne hazards. The presence of rodents, termites, and insects is beyond the scope of this inspection, contact a pest control company. Also excluded are inspections of septic systems, central vacuum systems, heat recovery units, solar systems, and fire and safety equipment. This inspection does not address code compliance, soil or groundwater contamination, geological conditions, design adequacy evaluation, or any low voltage wiring. Interpretations of Insurance compliance (past, present, and future), is beyond the scope this inspection. Furthermore, if any portion of this Inspection Authorization conflicts with local statutes, only those sections are amended, the balance of the contract applies as stated.

Customer Responsibility

Customer will review all of the Owner’s Disclosures and the inspection report, with the current owner, prior to closing of title, for full disclosure of conditions and peculiarities known by the current owner. The Company’s inspection does not eliminate the need for the Customer to perform a pre-closing (final walk through) inspection of the structure and its systems. The Company will assist in this inspection for a fee.
If a claim should arise, the Customer agrees to notify the Company in writing and provide the opportunity of assessing the components condition prior to repair or replacement. Any controversy or claim against the inspector, employees, and/or the Company arising out of, relating to, or in connection with this contract, the breech thereof, and/or Tort, shall be settled by binding arbitration in accordance with this Inspection Authorization contract. Customer agrees to and shall bear all filling fees required by the American Arbitration Association for such claims. The parties shall be bound by the arbitrator’s determination and all other remedies shall be waived.
Customer represents and assures Certified Inspection Inc. that the Customer has secured all approvals necessary for entry onto the premises to be inspected. It is the responsibility of the Customer or Agent to ensure the utilities are on at the time of inspection. As due diligence, company recommends the customer check all public information and permits regarding the property.

Customer or authorized representative acknowledges they have read and understand this Inspection Authorization terms and conditions and have full authority to execute this contract and accept the waiver conditions.
